Given some information about your available savings, income and current debt, we can refer you to a lender best qualified to help you. When you are ready to put in an offer you can proceed with confidence and your offer will look strong to sellers. Buyer Counseling Session During the Buyer Counseling session a MYHOMEQUEST™ agent gets all the information needed to do a target search. A good agent will determine what your needs are and show you properties that are in your price range and have the features that are important to you. With a good Counseling Session an agent should narrow down the search to just a few properties, eliminating the frustration of looking at property after property. Property Selection MYHOMEQUEST™ agents have many resources that are not available to the consumer. A good agent knows the inventory. They have been inside many of the homes that they show you. Once you select a property an agent can prepare a market evaluation report to determine a fair price. Preparing the Offer MYHOMEQUEST™ agents have all the proper forms and disclosures that are required by law. We will explain all the forms and answer any questions you may have. All offers are made in writing (in contract form). By the time we prepare your offer you will feel at ease and comfortable with all the forms. At this time you will be required to write a check for a good faith deposit and if the offer is accepted you must have the funds available for an additional deposit to solidify the contract. Once an offer is in writing and presented to the seller (we try to present all offers in person), they can respond one of three ways. - They can accept the offer. If your offer is accepted all the seller has to do is sign the offer. Once the offer is signed the property is under contract.
- They can decline your offer. At this time your good faith deposit will be returned to you.
- The may counter the offer. If the seller counters the offer the changes are made on the form the seller then initials the changes and signs the offer. When the counter offer is returned to you, you may make any of these three choices.
Negotiating MYHOMEQUEST™ agents are trained in the art of negotiating. We understand that all negotiations need to be a win-win situation for everyone involved. Negotiations concern more than just price. Some other issues are: - Financing and terms

Our in-house mortgage company works closely with our agents and title company to assure a smooth transaction from start to finish. Inspections Organizing your inspections is one of the most important things an agent can do for you. Even more important is having the ability to help you renegotiate your contract because of the inspections. Appraisals In a rising market sometimes it is difficult for an appraiser to find comparables. MYHOMEQUEST™ agents are trained to spot any appraisal problems before they come up and may be able to help with comparables that an appraiser may not know about. Having knowledge of the market and knowing which properties are pending is key in getting properties appraised in today’s market. Escrow Instructions MYHOMEQUEST™ agents maintain good communication with your title company to insure a smooth closing. We have been working with the same title company since we opened our doors. This company is also our escrow agent. Closing MYHOMEQUEST™ agents are trained to be with you the day of your closing. On that special day we will do a walk-thru to insure that the property is in the condition that it was after your inspection period. If anything has changed you still have enough time to settle things at the closing table.
